Being Laid Off
In 2008, Pat was laid off from his architectural position due to bad economy. At that time, he had a blog, which he used to keep track of his notes for his LEED exam, which deals with green architecture and sustainable design. He created the blog because that allowed him to share and access his notes easily.
Accidental Blogging
After getting laid off, while he was researching for online businesses, he learned that thousands of people are using his website each day to prepare for LEED exam. His website was ranking high in google for relevant search words and he had no idea till now. So he applied for Google Adsense and lo and behold, he was making $2-$5 for practically doing nothing. It was at that point he decided that he wanted to do online business.
The next thing he did was sell advertisement space on his blog, as he had a few thousand unique targeted traffic coming in. He now had $600 coming from both adsense and advertisements.
Writing An E-Book
Inspired by his initial success, he joined an online mastermind group and got an idea of writing a book for LEED prep. After 2 months of writing, he launched his e book that made his $7,008.55 during his first month. The next month, he made $10k through the book. At the peak of 2009, he was making $20K – $30K from his book and practice exams. This was life changing money for him
Starting The Smart Passive Income Blog and His First Million
With his success of book and blog, he started “ The Smart Passive Income Blog,” where he shares how he runs his online businesses. That’s how he likely made his first million. Today Pat has many ventures going on, from apps to podcasts. He also stated multiple websites along the way,
